Prequalifying licensed general contractors for construction of a multipurpose building consisting of a large meeting space, staff apartment, and fitness room. The project has been designed to accommodate approximately 53 occupants in the large meeting space, a 2-bedroom apartment to accommodate University staff, and a fitness room. The structure is two-stories totaling approximately 4,124 gross square feet. The building structure will be a combination of a steel frame on concrete foundations, with metal stud infill. Exterior materials will be brick veneer, fiber cement siding, zinc panels, aluminum storefront, and fiberglass windows, consistent with the student housing project and proposed Highsmith addition. The sloped roof section of the building will be finished in a standing seam metal roof. Low-slope roof areas will be PVC membrane roofing. Rooftop mechanical equipment will be screened by a metal louver screen wall. Interior finishes consist of wood plank ceilings, porcelain tile and sealed concrete floors, vinyl plank flooring, carpet, suspended acoustic panel ceilings, and painted gypsum board interior walls. Casework includes a catering kitchen as well as a countertop with base cabinets at the entry hall. The HVAC systems for Building F shall consist of DX equipment. The staff apartment shall be served by a standalone DX Split System Heat Pump, not connected to the BAS System. The fitness area and multipurpose area shall each be served by a Packaged DX Rooftop unit and connected to the BAS System. Grading of the site has already been completed, including preparation of the building pad and installation of the site retaining walls.
